Understanding the Healthy Homes standards

Heating: All rental properties must have one or more fixed heaters capable of heating the main living room to at least 18°C, year-round.

Insulation: Ceiling and underfloor insulation has been mandatory since 1 July 2019. Depending on location, ceiling insulation needs to meet minimum R-values, and underfloor insulation requires a minimum R-value of 1.3.

Ventilation: Rental properties must have sufficient openings to the outside in living areas and mechanical ventilation in kitchens and bathrooms.

Moisture Ingress and Drainage: Efficient drainage systems must be in place, including gutters, downpipes, and ground moisture barriers where applicable.

Draught Stopping: Landlords must seal gaps in walls, windows, floors, and doors to prevent draughts. Open fireplaces must be blocked unless agreed otherwise by tenants and landlords.
